Tremco Vulkem 116 Review: Why I Standardized Our Entire Facility on One Sealant

Tremco Vulkem 116 is the only polyurethane sealant I order now.

I manage purchasing for a 150-person facility management company. We handle roughly $250,000 annually in building maintenance supplies across 8 vendors. After 5 years in this role, I've settled on Tremco Vulkem 116 for 90% of our sealant needs—everything from expansion joints on a parking garage to flashing details on a low-slope roof replacement.

Look, I'm not a chemist. I'm the guy who gets the call when a sealant fails and water stains appear on a ceiling tiles. I've seen what happens when you spec the wrong product. Over the last three years, I've standardized roughly 400 employees across 3 locations on this one sealant. Here's exactly why, and where it doesn't work.

Why I Trust It: The Data Sheet Actually Matches Reality

Everything I'd read about polyurethane sealants said they're all roughly the same—just pick based on color and price. My experience with field failures suggests otherwise. The conventional wisdom might hold for interior work, but for exposed, high-movement joints (rooftop perimeters, expansion joints), the differences matter.

The trigger event for me was a call in April 2022. A 6-month-old silicone installation on a parapet cap was weeping. The client was unhappy, my boss was unhappy. That's when I started digging into technical data sheets (TDS) seriously. Tremco's TDS for Vulkem 116 lists 50% movement capability and a tensile strength of over 150 psi. Those aren't just marketing numbers. In practice, I find it handles thermal cycling on dark roofs better than alternatives I tried.

What the TDS Says vs. What We See

  • Claimed adhesion: Excellent to concrete, masonry, aluminum, and primed wood. In practice, we've had zero adhesion failures on poured concrete and aluminum flashings, provided the surface is clean and dry. We had one issue on aged brick until we started using the recommended primer (Tremco Primer 191).
  • Claimed cure time: Tack-free in 4-8 hours depending on conditions. In a dry 75°F day, we've seen tack-free in 5 hours. In 50°F with high humidity (typical Pacific Northwest autumn), it's more like 10-12 hours. Not a dealbreaker, but worth planning for.
  • Claimed service temperature: -40°F to 200°F. We're in climate Zone 5. It's seen below 0°F and 100°F+ on roofs in summer. No cracking or reversion in 3 years on any installation I've tracked.

How It Fits Into Roofing and Building Maintenance

The Tremco product line is comprehensive—you've got Dymonic for other applications, Vulkem 45 for traffic coatings, and the full roofing and building maintenance stack. For an admin buyer, this is actually important. I can order Vulkem 116 for most sealant needs and Dymonic 100 for high-performance glazing. That's two products covering 90% of our sealant SKUs. Simpler inventory, less training for crews, fewer things to stock. From a procurement standpoint, rationalizing our sealant SKUs saved us roughly $2,400 last year in reduced inventory and reduced mis-picks.

For roofing and building maintenance specifically, here's where I use it:

  1. Perimeter flashing (metal-to-concrete) — Where movement is guaranteed. The Vulkem 116 tooled nicely with a wet knife, and it skins over well enough to handle light foot traffic within a day.
  2. Expansion joints in paving or decks — We've used it on a traffic-bearing coating over a parking structure joint. Two years in, no cracks.
  3. Window perimeter seals (exposed) — On aluminum storefront frames that move. The 50% movement capacity is real.
  4. Parapet details on single-ply roofs — Where we transition from membrane to metal. It's compatible with the Tremco built-up systems.

What I've Learned the Hard Way (The 'Boundary' Section)

Here's the part you don't get from a manufacturer's website. My experience is based on roughly 50 installations over 3 years in commercial mid-rise buildings. If you're working on residential window installs, your mileage may vary significantly. Vulkem 116 is a gun-grade, high-modulus polyurethane. It's not the best tool for a fine bead on a frameless shower door (that's a silicone or a specialty highball glass sealant in most cases). And I can't speak to how it performs on frameless shower doors specifically—that's a different finish and a different set of movement requirements.

Honestly, I'm not sure why some sealants from Tremco's competitors (like Sika or Dow) perform better in certain niche applications. My best guess is formulation differences in modulus or UV resistance. What I do know is that for the 90% use case—general commercial building maintenance, roofing perimeter work, and expansion joints—Vulkem 116 has been the most forgiving product I've ordered. And for a buyer who doesn't want to look bad when materials fail, that's worth a premium.

To be fair, it's not a zero-VOC product. If you're working in an occupied, sensitive interior space (like an operating room or a food prep area), you'll want a different offering. And I always check current pricing—as of January 2025, it runs about $18-25 per 10.3 oz tube depending on color and quantity.

Finally, a practical note: Learn to take a proper screenshot of the TDS before you order bulk. I've had to explain to suppliers that yes, I need the 'self-leveling' variant for horizontal joints, not the 'non-sag' version they default to. Warehouse pickers make mistakes. The TDS is your friend. I keep a digital folder of the relevant pages from Tremco's website for exactly this reason.

Is Vulkem 116 the best sealant ever made? No. But for a commercial building maintenance buyer who needs one product to trust on 9 out of 10 jobs, it's been the right choice for us.
